Can I remove bushes and trees?
The Association has a yearly maintenance program for pruning, trimming and the removal of damaged bushes and trees.

Unit owner needs to contact the management company to report any damaged bush or tree.

All requests needs to have prior approval from the board.



How long can a vehicle be parked without being moved?
Please refer to Rules and Regulation section regarding parking.

Leaky skylight?
The Assocation will attempt to fix the leak a maximum of three times and if the leak continues after three repairs the Assocation will replace the skylight.

What are unit owners responsibiities?
Each unit owner shall maintain, repair and replace, at his or her own expense, all portions of his or her Unit except the portions to be maintained, repaired, or replaced by the Association as outlined in the Declaration.
The management company may notify unit owners if repairs or replacement are required.
Unit owner's responsibilities include but are not limited to the following:
Smoke Detectors,
Garage Doors (except painting),
Windows/Screens,
Storm/Screen Doors,
Water Heater Furnace,
Chimney,
Air Conditioning Units,
Stair Railing Handicapped Ramps (removing them when not required or when the unit is sold),
Carbon Monoxide Detectors,
Interior Plumbing Interior Electrical,

Unit owners are responsible for the actions of their children, guests and tenants.


What is the last day that a payment can be made?
Common charges are due the first of the month, and late fees and interest are assessed after the 10th of the month.


What is the process in getting permission for installing a satellite dish?
Please see "Forms" section.

This form outlines all of the requirements and it needs to be forwarded to the management company for approval.


What kind of screen door can we have?
All screen doors must be uniform.

Acceptable door - white, full view or white at the bottom of the door.

The slide door screen should replace and match the existing brown colored door.

Who is responsible for the replacing/repairing windows?
Unit owner is responsible for replacing the windows including the sliding door.
The management company may notify unit owners if repairs or replacement are required.

The current style of windows are not longer available. The Board has approved "The Harvey Bronze Classic" as the specified replacement.

Replacement windows shouold be installed by a license and insured contractor.
Contractor options: (These are just recommendation only)

Any of these contractors can also be used for parts, etc.




Who is responsible for the replacing and/or painting the garage door?
Each unit owner is responsible for maintaining, repairing and replacing, at his or her own expense the garage door.
The management company may notify unit owners if repairs or replacement is required.
The Association is responsible for painting the garage door. Painting schedule is based on set schedule (every couple of years).

Note: Overhead Door offers a 20% discount for a new garage door for a approved model.
You can use any other company as long as the door is:
White Door, Model #288 and windows are second tier.
