HOW WE'RE GOVERNED
Meadow Farm Condominum is governed by an association, which is controlled by homeowners residing within the community. The Meadow Farm Condominum's Board of Directors consists of five homeowners elected for a two-year term at the annual meeting. If you are interested in serving on the Board of Directors please contact the Management Company.
Introduction There are many benefits associated with condominium living, however condominium living takes a great deal of adjustment. The realization is that it is not "our yard", but "everyone's yard" and each unit owner is part owner of the common elements. To help all of us live together comfortably and orderly, the Board of Directors has adopted a handbook as a guide. If you have any questions, it is best to ask the Management Company.

Annual Homeowners Meeting An annual meeting of homeowners is held in December at the Farmington Community Center, New Britain Ave, Farmington, CT for the purpose of electing new members to the Board of Directors and voting on the budget proposed for the coming year. Each homeowner receives a written invitation to attend the meeting. Those unable to attend may give their completed proxy to an attending homeowner for voting purposes.
Community-related business is discussed and decisions made public at the Executive Board of Director Monthly Meetings held at the Farmington Community Center on the first Thursday day of each month. All homeowners are invited to attend and have the opportunity to present any complaints and issues to the Board members for resolution. All decisions and actions taken by the Board must be in compliance with state law and the Meadow Farm's published regulations.

Associations You are a member of the Meadow Farm Master Association and the Meadow Farm Condominium Association. The Master Association covers 23 homes at Wyndemere Estates, 35 units at Red Oak and 242 units at Meadow Farm. The Meadow Farm Condominium Association covers the 242 units at Meadow Farm.

Board Meetings The Board of Directors (Executive Board) meets monthly for the purpose of reviewing contracts, contractor performance, monthly financial statements and maintenance projects. Also discussed are requests requiring approval of the Board of Directors, and all other correspondence prior to subsequent action. These meetings are open to all unit owners and participation is allowed during the Unit Owners Forum on the agenda.

Budget The Board of Directors and Property Manager prepare the budget for presentation at the annual meeting, where it is voted on by the unit owners represented. The Board of Directors is expected to operate within the approved budget.

Common Areas Two tennis courts and a basketball court are provided for use by all members of the Association. Wear appropriate tennis shoes on the tennis courts. In-line skating and skateboards are prohibited on the tennis courts. Please take your empty water bottles, tennis ball cans and other trash home with you. Please contact the Management Company for the combination to the lock on the tennis courts.
The ponds on Field Stone Run can be traced to an ancient pond over 100 years ago used to provide ice to the town of Farmington. The pond was reconfigured into what you see now to accommodate our Master Association. It was redesigned to receive this development's runoff and provide us flood protection. The ponds have been stable and productive for over a century, supporting a diversity of plants and wildlife.
Preserving the biodiversity of our ponds might be one of the most important resource management goals we can share as a Master Association. The ponds benefit each of us individually, and as a community. They offer an opportunity for all of us to learn and to enjoy the rich diversity of species the ponds sustain throughout the year. These include the spectacular Great Blue Heron and Baltimore Orioles. The ponds also support many other types of birds including hawks, geese, and red-winged blackbirds; mammals such as rabbits, deer and raccoons; and assorted turtles, frogs and butterflies.
The Town of Farmington Inland and Wetlands Commission protect the ponds. It is our responsibility as an Association to ensure their continued health.

Declaration and By-Laws You were provided a copy of these documents when you purchased your unit. Please read them carefully.

Insurance The Association carries insurance that covers the building structure and the common elements, but each unit owners should carry additional coverage for their units and personal property. Please contact your insurance carrier for coverage that will dovetail the Association's policy

Late Fees Common charges are due the first of the month, and late fees and interest are assessed after the 10th of the month.

Maintenance Association Responsibilities Exterior painting (including garage doors), exterior light fixtures, exterior siding and trim, landscaping, snow removal, roof repairs, deck repairs and staining, skylight and outside faucet are the responsibility of the Association. If you are in doubt about what the Association is responsible to maintain as outlined in the Declaration, contact the Management Company.

Maintenance Unit Owner Responsibilities Each unit owner shall maintain, repair and replace, at his or her own expense, all portions of his or her Unit except the portions to be maintained, repaired, or replaced by the Association as outlined in the Declaration. Unit owner's responsibilities include but are not limited to the following: Smoke Detectors, Garage Doors (except painting, Windows/Screens Storm/Screen Doors, Water Heater Furnace, Chimney, Air Conditioning Units, Stair Railing and Handicapped Ramps, Carbon Monoxide Detectors, Interior Plumbing, Interior Electrical and Dryer vents
Unit owners are responsible for the actions of their children, guests and tenants.

Newsletter A newsletter is currently published several times per year to keep unit owners updated and informed. Please read the newsletter carefully and keep it for reference.
